Some Must Have Additions!


Since we're replacing more than 70 windows, I'm super excited for our contractor to take all of the old windows and build me a greenhouse (or two)!

 Multiple outlets will also have a spot for computer and phone ports!

 Some of the outlets will have built-in low-emit night lights

 The mudroom will have either a fingerprint sensing door or a combination lock so I don't have to hear "I can't find my key." anymore!

In the mudroom (currently called office) under the three windows will be built-in dog crates for the girls!

The swinging door from the butlers pantry to the dining room will have a circular window like this!



For the second floor sleeping porch, I'd love a hanging seat/bed like shown in both of these photos

Anatomy of Finding our New Home

We had been looking in Milton for about eight months. Our amazing realtor, Erin Feeney, sends us this email on September 17:

Hi Joe & Jennipher-

Our firm has a new listing coming up at 152 Adams Street.  I'll be previewing it on Tuesday and can give you the scoop.  Joe: this is on Adams as you head into Milton Village/Lower Mills...I think you said your running club took this route often?


And the limited info we've gotten from the listing agent thus far:
  • # of Bedrooms: 6
  • # of Baths: 4.5
  • Square Feet: 3901
  • Special Features: Waterside Adams St. One of only a handful of Milton Hill homes with frontage on the Neponset River. 1.3+ acres with no conservation restrictions.
The Milton Hill location is what caught my attention for you.  Let me get in for the preview on Tuesday and see what the house is like and how I feel about the price after a tour.

And then she followed up with this one on Sept 22:

Hi Joe & Jennipher-

We toured this property this morning.  It's a really lovely property....the rolling lawn down to the river is definitely special.  There is a treeline blocking some of the river view (much clearer views when the trees drop their leaves).  The trees can be removed as it's not protected by conservation.  

As for the house itself, it's a great size with a ton of original detail.  Some upgrades have been made, but I think you'd still want to make some significant changes.  

This one is tricky for pricing.  We were all questioning how much value the direct river view/access brings.  It will be posted to MLS soon and I'll send it over.



I saw the house on September 25 and Joe saw it two days later.  We weren't in love.  But, a month later, we went again and began to see the potential.  We made an offer on November 3, 2015 and closed on January 28, 2016.  Demolition began January 29.
